Why this works

HOA boards are not popular. They're uncontested. Three things flip elections:

  1. A real candidate slate (yours)
  2. Turnout from people who never come
  3. Honest information about how neighbors actually feel

Boards underestimate item three. They mistake a quiet street for an agreeable one.

What we do (free)

  • Anonymous neighbor interviews. Door-knock script, mailers, and a private link your neighbors can fill out without their name attached. We ask how they'd vote on the things that matter to your yard — native plants, no-mow, water restrictions, fee increases, board behavior.
  • Real turnout math. We pull your HOA's quorum requirement and the last 3 years' attendance, then tell you exactly how many neighbors you need at the next meeting to win the vote.
  • Candidate playbook. Petition templates for your state, proxy and absentee scripts, election-rule audit (boards lose seats on procedural challenges constantly), and a quiet get-out-the-vote plan for the people who never show.
  • Connections. We'll introduce you to homeowners who've flipped their boards, and to an HOA-defense lawyer in your state if the current board fights back.

What we don't do

  • We do not become officers in your association.
  • We do not charge. Ever. If we ever refer you to a lawyer, that's the lawyer's fee — not ours.
  • We do not share neighbor responses with you by name. Anonymous means anonymous.

The procedural reality (read this before you start)

You have three paths, in order of difficulty:

  1. Wait for the next election and run a slate. Easiest. Just slow.
  2. Recall the current board. Most state statutes and CC&Rs allow this with a petition signed by some threshold of owners (often 25–33%), followed by a special meeting with quorum. State-by-state procedures vary a lot.
  3. Court-ordered receivership. Rare. Used when a board is so dysfunctional the association can't operate. Requires a lawyer.
